This page explains what data Araqs collects when you use the site, why, and who it's shared with.
What we collect
The phone number you provide for sign-in and SMS verification; listing details you enter yourself (the number for sale, operator, type, region, price, description); technical data about your visit (IP address, browser language) and a cookie that remembers your chosen language.
SMS verification
To verify phone ownership we use Twilio Verify: the number you enter is sent to Twilio solely to deliver a one-time code, and isn't used by Araqs for anything else besides sign-in and (when it matches the listed number) the "SMS verified" badge.
Where data is stored
Araqs' database is hosted by Supabase in the EU (Frankfurt). The site itself runs on Vercel's infrastructure. Both are independent technical providers processing data on Araqs' behalf.
Who can see your data
A seller's phone number becomes visible to a buyer only after the buyer taps "Contact" on the listing page. We don't sell or share your personal data with third parties for advertising or other commercial purposes.
Cookies
The site uses one functional cookie (NEXT_LOCALE) to remember your chosen interface language. There are currently no advertising or analytics cookies on the site.
Your rights
You can ask us to delete your listing or account by contacting us below — we'll remove the relevant data, except where the law requires us to keep it.
Changes to this policy
We may update this policy from time to time. The current version is always available on this page.

Supplement: Real estate section
Effective 23 October 2026. Supplements the general Privacy Policy (/privacy). Data controller: Glober LLC (TIN 00188092, Yerevan).
What we collect, why and for how long: account (email or phone, name if given, language) — for sign-in and contact about your listings, kept while the account exists and up to 30 days in backups after deletion; your listings (address, map pin, cadastral number, features, price, description, photos, video) — kept while published and 12 months after removal; then address, pin, building link, cadastral number, description, photos and video are deleted and only features, price, district and dates remain; if you hide the address we do not show the house number or compute nearby-place distances, and the map shows an approximate location — the centre of a ~700 m grid square containing the building, not the building itself; the exact coordinate is never sent to the buyer's browser; photos and agency logos are re-encoded on upload, removing location and camera metadata; favourites — while the account exists; "My property" price alerts (when launched: email, apartment features without house number, language, consent date and version) — while subscribed, unconfirmed ones 7 days; agency verification documents (private storage) — until verification ends and 12 months after; messages to sellers — 12 months; phone-view log (listing, time, a de-identified visitor fingerprint — not the IP address, account ID if signed in) — 90 days; free-text search phrases and their parsed meaning, with phone numbers and emails removed before storage — 180 days; rate-limit counters (de-identified IP and browser fingerprints, action counts) — 2 days; price-tool inputs — not stored; visit statistics (Vercel Web Analytics: page, referrer, utm tags, country, device type) — cookieless, no visitor identification.
Listings from open platforms. For statistics and the price model we use listings published on open Armenian platforms, keeping only property features and prices. No data about sellers is collected — no names, phone numbers or emails; description texts are not stored either. Such listings are never shown on the site; only aggregates of at least 30 listings are published.
Who processes data. We do not sell personal data or pass it to agencies or advertisers. Processors acting on our instructions: Supabase (database and files, EU — Frankfurt), Vercel (hosting and analytics, USA and other locations), Anthropic (parsing free-text search phrases without phones and emails, USA), Hostinger (mailboxes and sending email from noreply@araqs.com), Twilio (WhatsApp/SMS sign-in codes when enabled, USA). This involves transfers outside Armenia. Authorities receive data only on a lawful request.
Cookies. Only necessary cookies (sign-in, language, abuse protection). Vercel analytics is cookieless. Advertising pixels load only after consent in the banner.
Your rights. Access, correction, deletion of your account and listings, withdrawal of consent. Write to support@araqs.com — we act within 10 working days. De-identified data that cannot identify you remains in statistics. You may also contact the Personal Data Protection Agency of the Ministry of Justice of the Republic of Armenia.
Age. The real estate section is for persons over 18.
