How we calculate
We collect sale listings of apartments in Yerevan from open platforms and from our own section, remove duplicates and obvious errors, and compare your apartment with similar ones by district, area, floor, building type and condition.
The result is a range, not a single number: most similar apartments fall within it. The more similar listings there are, the narrower the range. Asking prices are usually a little higher than sale prices — sellers negotiate.
This is a guide, not a valuation: a bank, court or notary needs a report from a licensed valuer. We cannot see the real condition of the apartment, so renovation, the view and the neighbours can move the price either way.
