1. About. Araqs (araqs.com) is a classifieds portal in Armenia operated by Glober LLC (TIN 00188092, reg. no. 264.110.1034792, Yerevan, email support@araqs.com) — "we". Araqs is a platform: we do not sell or rent property, are not a party to any transaction, agent or broker, and take no commission on deals.

2. Acceptance. By using the site you accept these Terms and the Privacy Policy. Sections may have additional rules (e.g. the phone numbers section); in case of conflict, section rules prevail.

3. Account. Sign-in is by a code sent to your email or phone. One account per person or organisation. You are responsible for activity in your account. An agency account works immediately after registration; the "Verified agency" badge is added after document verification. We may refuse the badge without giving reasons.

4. Listings. By posting you confirm that the property exists and is available on the stated terms; that you are the owner or act on the owner's instruction and hold the rights to the photos and description; that price, area, floor and other details are true and the photos show this property; and that the listing contains no third parties' personal data, no advertising of other sites and no contacts in photos. Listings of non-existent properties, deliberately wrong prices, others' photos, duplicates and discriminatory content are prohibited. Remove sold or rented property within 7 days. We may hide or remove violating listings without notice and restrict repeat offenders.

5. Content rights. You grant us a free, non-exclusive right to display your listing on the site and in Araqs promotion channels, to translate it automatically into Armenian, Russian and English, and to make thumbnails. You also allow us to use de-identified listing data — price, area, features, district, without address, names or contacts — for statistics, market research and training our price model, including after the listing is removed.

6. Indicative price. The "How much is an apartment" tool and price hints are an indication based on sale and rent listings of similar properties, not a valuation under the laws of the Republic of Armenia on valuation activity. We do not see the actual condition, documents or legal status of a property. An indicative price cannot be used by banks, courts, notaries or tax authorities — that requires a report by a licensed valuer. Estimates marked "beta" are less accurate. We are not liable for decisions made on the basis of an indicative price.

7. District prices and research. Our district prices and indices are aggregates (medians, counts) without data on individual properties. Tables and charts may be reused with the credit "data by araqs.com" and a link. We give no forecasts or investment advice.

8. Contacting sellers. A seller's phone number is shown on click; the number of views is limited and logged to prevent harvesting. Messages to sellers must relate to the listing. Using contacts obtained on the site for mailings, advertising or passing to third parties is prohibited.

9. Prohibited. Automated collection of listings, photos, phone numbers or prices (software, scripts, bots), bulk requests to the price tool, circumventing limits, accessing others' accounts, interfering with the site.

10. Paid services. Listing is free during beta. Paid services ("Top", "Highlight", "Urgent") are always labelled "Promoted" and never affect the indicative price or listing verification. Paid plans will be announced at least 30 days before they start; nothing paid is switched on without your consent.

11. Liability. Transactions are concluded directly between the parties or through an agent of their choice. We do not verify ownership or guarantee listings' accuracy. Before a deal, check ownership via a cadastre extract (e-cadastre.am) and do not prepay strangers before signing. To the extent permitted by law, we are not liable for losses from transactions between users, site downtime or the indicative price.

12. Changes. We will announce material changes on the site at least 10 days before they take effect.

13. Law. These Terms are governed by the laws of the Republic of Armenia; disputes go to the courts of the Republic of Armenia.
